The roof is the most important part of your house, but it does have a shelf life. Storms, damage from falling debris, and age will all take their toll on your roof, and it will need to be replaced. Since we often don’t think much about our roofs, it can be difficult to know when to get a replacement; most people don’t even consider a replacement until they have to deal with signs of near-catastrophic damage. Since you don’t want things to get that far, you’ll need to watch for signs that you will need to replace your roof.
Consider the Roof’s Age
First of all, think about how old your roof is. Depending on the type of roof you have, it could last anywhere from 20 to 50 years. However, most roof warranties only last around 20 years. A 20 year-old roof might still be in good condition, but it’s usually showing its age by that point. A roof that is this old should at least be inspected, if not replaced altogether.
Get a Full Roof Inspection
If you have a roof that is close to 20 years old or if you have any other reason to suspect that it’s been damaged, a full roof inspection is in order. An inspection will tell you what kind of condition your roof is in and whether or not it should be replaced, even if you haven’t noticed any issues yourself.
Look for Leaks
If you see signs of a leak anywhere in your roof, it is definitely time for a replacement. While you can get away with repairing some roof-related problems such as missing shingles or a damaged gutter system, it’s nearly impossible to repair a leak and not have any other issues. If you see water dripping into your home from the ceiling or you notice dark brown stains on your walls near the ceiling, contact a roofing professional as soon as possible.
Look for Aging Shingles
This is a sign of a damaged roof that you should be able to see on your own. If you can get a good look at the shingles on your roof, you might notice that they’re peeling or cracking. They might also be bald if the asphalt granules on the surface of the shingles have worn away. This technically isn’t as dire as a leak, but it’s still a good sign that your roof is showing its age and should be replaced.
